Energy Performance Certificates

On 20th May 2010 the Government suspended the use of Home Information Packs with a view to abolishing them through legislation. However the requirement for a valid Energy Performance Certificate (EPC), which ranks the energy efficiency of a home with an A to G rating, still remains. Energy Performance Certificates are part of EU legislation and as such will have to be retained.

If you are selling your house you must provide a valid Energy Performance Certificate within 28 days of putting your property on the market. At this time it is not clear whether a new EPC will be required each time the property is put on the market or not.

If you are renting out a property you must have a valid EPC before new tenants let the property. For rental properties EPC's are valid for ten years.
